Occupied Rooftops: The Sky's the Limit

This presentation is on the International Building Code’s (IBC) roof top occupancy provisions, covering the International Code Council’s initial adoption through the current 2021 IBC updates, including addressing challenges of fires on a roof. These code provisions and recent changes guide building owners and operators and design architects on the use and occupancy of the roof of a building so as to be permitted to be classified as a normally occupied space, as opposed to a story, for use by the public to enjoy. Occupying a roof adds a relatively low cost sustainable area to the building while also giving the Owner/Operator/Architect the flexibility of providing a new use not currently offered, especially for adaptive re-use projects. In addition to the major building and fire code ramifications, the presentation will also address potential structural loading implications and roofing (waterproofing) considerations.

 

Learning Objectives:

  • Understand the building code provisions for means of egress that will be required for exiting from an occupied rooftop.
  • Recognize the ramifications of a rooftop outdoor assembly area to the design and application of the fire and life safety systems.
  • Apply the provisions of the International Existing Building Code when introducing rooftop assembly spaces to an existing building.
  • Consider the implications of a rooftop outdoor assembly area from a structural standpoint regarding the additional loads and from an architectural standpoint regarding roofing and waterproofing.

 

Presenters:

Nicholas Ozog

Associate Principal, Fire Protection Engineer

Nicholas Ozog joined WJE in 2016 with more than ten years of fire protection engineering experience. Mr. Ozog has a wide range of experience in building and fire code analysis, property conditions and statement of conditions (SOC) assessments, performance-based design, fire protection system design and criteria development, fire modeling, risk management assessment, and loss control investigations. He has also worked extensively on performance-based design and code analyses for a wide range of clients, projects, and occupancies nationwide, including some of the largest healthcare networks in the country. During his career, Mr. Ozog has also provided field inspections and construction administration services and has presented at several fire protection conferences and events.

 

Tim Fitzgerald

Senior Associate, Structural Engineer

Timothy Fitzgerald joined WJE in 2015 and has experience with evaluation, analysis, repair, construction observation, and testing of existing structures. Mr. Fitzgerald’s project work has encompassed a variety of structural materials, including reinforced concrete, prestressed concrete, structural steel, glass, aluminum, and wood. He also has experience with structural analysis computer software and finite element analysis.

 

Jason Aspin

Associate Principal, Architect 

Jason Aspin’s work focuses on the investigation, design development, and construction of roofing and waterproofing projects. He has extensive experience with low-slope roofing (built-up, modified bitumen, and single-ply membranes) and steep-slope roofing (clay tile, slate, shakes, sheet metal, and shingles). Mr. Aspin also has significant experience with various plaza and below-grade waterproofing systems.
