Fix It, Don't Forget It: Post-Restoration Maintenance Programs

Speaker: Jaqui Hogans

After an exterior restoration program is completed, we’re ready to move on to the next project, right? As designers, specifiers, owners, and building managers, however, our involvement doesn’t always end then and there. Monitoring a building after a restoration program and continuing maintenance as needed can have a significant impact on a building’s service life. That ongoing care and oversight translates to fewer and smaller fixes, when they are less expensive and disruptive. It also allows us to apply what we’ve learned about products and maintenance earlier and earlier in the design process for new projects. Using several case studies this session will illustrate the benefits of developing and instituting a post-restoration monitoring and maintenance plan, and how this process can teach us even more about the buildings we rehabilitate.

Learning Objectives:

  1. Recognize the importance of developing and executing a post-repair monitoring and maintenance program.
  2. Develop and execute a post-repair monitoring and repair program for a historic restoration project.
  3. Identify specific elements that would benefit from a post-repair monitoring and repair program.
  4. Propose a post-repair monitoring and repair program to stakeholders.

How Specifying Powder Coatings Contributes to Sustainable Design

Green building is a movement worth supporting, but how, exactly, do we do it? By creating energy-efficient structures, repurposing materials, and selecting materials that are manufactured using responsible methods. One simple way to lower the embodied carbon of a design and contribute to LEED requirements is through specifying powder coatings over liquid coatings. In this session we’ll review the fundamentals of powder coatings—how they work and where they are used—as well as why they are sustainable. We’ll describe how virtually VOC-free powder coatings offer a safer work environment for the hard-working individuals manufacturing these coatings and the neighborhoods surrounding the manufacturing plant. We’ll also explore the many material transparency programs available and clarify how each program achieves more sustainable outcomes. You’ll leave this session with specific details on how to specify powder coatings for your projects.

Learning Objectives:

  1. Explain how long-life coatings contribute to sustainable design goals.
  2. Compare high-performance powder with anodizing and liquid PVDF.
  3. Understand how powder coatings fit into programs like LEED, LBC, and C2C.
  4. Specify the right sustainable powder coating for a project.

The next steps take you through the critical tasks presented during the construction administration phase, such as how to conduct a meaningful site visit report, including what and when to document. The final step is the substantial completion and project closeout phase—what to expect and what’s expected of you. Each step will have a technical explanation followed by examples and summarized with a key takeaway.

Learning Objectives:

  1. Create well-developed construction documents to help ensure successful construction administration.
  2. Utilize mock-ups and pre-installation meetings to achieve desired project results across all parties.
