Program Description:
Are existing buildings exempt from ADA? Grandfathered in at least until a major renovation? Or is that, at least until there is a lawsuit?
How much work can be done in an existing non-compliant restroom before it is required to be upgraded to current accessibility standards?
Have you heard about the 20% rule?
Think you know answers to these questions and others regarding how the Americans with Disabilities Act applies to existing buildings? Or maybe you just want to learn more to try to keep out of trouble? Please join the discussion in this interactive presentation to test your knowledge and gain new insights on the ADA and other accessibility codes related to existing buildings and alterations.
The Americans with Disabilities Act became law nearly 30 years ago, yet there is still much confusion and misinformation in the industry on exactly what the requirements are, when those requirements apply and even which document or standard should be referenced to find the answer. With the primary enforcement of ADA being legal action brought by those who feel they have been discriminated against, facility owners, developers, property managers, architects, designers and construction professionals could all learn more about the details of the ADA and how to reduce risks associated with this federal law.
Learning Objectives:
Develop better understanding of the ADA regarding existing buildings.
Discuss differences between Americans with Disabilities Act, 2010 ADA Standards for Accessible Design, accessibility requirements of International Building Code and ICC A117.1 Accessible and Usable Buildings and Facilities, as these documents relate to existing facilities.
Study some common ADA mistakes and misunderstandings related to existing buildings.
Acquire real world answers to accessibility questions for current projects.
Speaker Bio:
Steve Cain is an Architect and Accessibility Consultant with 35 years of experience in the design and construction industry. For the past decade his work has had a major focus on accessibility, especially related to hospitality and multifamily projects. He serves as an expert witness in ADA and FHA cases and has become a respected project resource with a history of providing sensible accessibility solutions to owners, developers, property managers, architects and contractors throughout all phases of the design, construction and use of facilities.
Steve is a graduate of Purdue University and holds a Masters Degree from the University of Illinois. The International Code Council has certified him as an Accessibility Inspector and Plan Reviewer. He is a Registered Architect in multiple states, a member of the Accessibility Professionals Association, a member of the American Institute of Architects, and a member and past president of the Indianapolis Chapter Construction Specifications Institute.
