Bottleworks is the $260 million mixed-use redevelopment of a historic
Coca-Cola bottling plant on the edge of downtown Indianapolis’ burgeoning Massachusetts Avenue entertainment corridor.
This high-profile development incorporates much of the former factory’s
stunning Art Deco façade to create a human-scaled, highly contextual
neighborhood fabric across more than one million sq. ft. of retail, residential, and office space.
The centerpiece of this redevelopment is the Bottleworks Hotel, featuring
120 rooms and a rooftop bar overlooking the city’s skyline. This highly
branded hospitality concept takes a unique, preservation-minded approach
that references the building’s original Art Deco design.
In addition to serving as the architect and interior designer for the
Bottleworks Hotel, RATIO is also providing urban design, landscape
architecture, and preservation services for the entire 11-acre campus.

Our presenters will be Jeff Milliken and Dave Kroll with Ratio.

Jeff Milliken
Since joining RATIO in 1998, Jeff has been instrumental in establishing the initial design vision for a multitude of clients across a broad range of industries.

Jeff’s experience provides him with a deep understanding of the challenges and expectations clients face. Creative and detail-oriented, Jeff is skilled at listening to multiple client needs and translating them into a distinctive, functional solution unique to their organization. He is adept at leveraging state-of-the-art design tools to collaborate with clients and realistically visualize design solutions.

Dave Kroll
As Director of Preservation, Dave oversees the design process
and management of the project team to ensure the client’s
objectives are met. Prior to joining RATIO in 1993, Dave served
as Historical Architect for eight years with the State of Indiana.
With more than 30 years’ experience, Dave is well versed in the
challenges and needs of renovation and preservation clients.
Thorough and detailed, Dave oversees his team through a
comprehensive research, planning and design process that
integrates design and materials to create a visually authentic
experience. Drawing inspiration from the context of the building
and its story, Dave holds a deep sense of responsibility as a
steward for the building.
